Lake County Leads Central Florida Growth

by Aponte Group

For years, Central Florida has been one of the fastest-growing regions in the country, attracting new residents with its strong job market, expanding infrastructure, and exceptional quality of life. While growth across the region has moderated compared to previous years, one area continues to stand out: Lake County.

Recent U.S. Census Bureau estimates reveal that Lake County is home to many of the fastest-growing cities and towns in Central Florida, with communities such as Mascotte, Minneola, Fruitland Park, Clermont, Leesburg, Umatilla, and Howey-in-the-Hills experiencing significant population increases between 2024 and 2025. Outside of Lake County, St. Cloud also stands out as a major growth hub, reinforcing a broader pattern of suburban expansion across Central Florida.

Mascotte Leads the Region

Among all Central Florida municipalities analyzed, Mascotte posted the highest year-over-year growth rate, increasing its population by more than 11% from 2024 to 2025. The city has experienced remarkable long-term growth as well, expanding by nearly 39% since 2021.

Located in South Lake County, Mascotte has become increasingly attractive to homebuyers seeking affordability, larger homesites, and convenient access to major employment centers throughout Central Florida. As transportation corridors continue to improve and development expands westward from Orlando, communities like Mascotte are benefiting from increased demand.

Minneola Continues Its Rapid Rise

Minneola remains one of the region's most notable success stories. Since 2021, the city has grown by more than 41%, making it one of the fastest-growing municipalities in Central Florida over the past several years.

Much of this growth has centered around the Hancock Road corridor and the Florida Turnpike interchange, where residential communities, commercial development, and infrastructure investments continue to transform the area. The city's strategic location allows residents to enjoy a suburban lifestyle while maintaining accessibility to Orlando, Clermont, and other major employment hubs.

The strong demand for housing in Minneola reflects a broader trend across Lake County as buyers search for newer homes, master-planned communities, and more space than may be available in more established urban areas.

St. Cloud Shows Major Development Momentum

St. Cloud stands out as one of the strongest growth stories outside of Lake County, posting steady year-over-year population gains driven by its expanding residential developments and proximity to Osceola County’s broader growth corridor. The city grew from just over 70,000 residents to nearly 75,000 in the most recent estimates, reflecting a consistent influx of new households. Much of this expansion is fueled by master-planned communities, continued suburban spillover from Lake Nona and Kissimmee, and increased demand for more attainable housing options within commuting distance of Orlando’s employment centers. As infrastructure improves and new neighborhoods continue to come online, St. Cloud is quickly cementing itself as one of Central Florida’s key growth markets beyond Lake County.

Clermont Remains a Regional Destination

Clermont has long been one of Central Florida's most sought-after communities, and the latest population data confirms that demand remains strong. The city grew by more than 4% year-over-year and nearly 19% since 2021.

Known for its rolling hills, chain of lakes, outdoor recreation opportunities, and vibrant downtown district, Clermont continues to attract families, professionals, and retirees alike. Its location along major transportation routes provides residents with convenient access to both Orlando and Lake County's expanding employment centers.

As nearby communities continue to grow, Clermont serves as both a destination and a catalyst for additional development throughout South Lake County.

Leesburg, Fruitland Park, and Umatilla See Strong Momentum

Growth is not limited to South Lake County. Leesburg has added nearly 40% more residents since 2021, making it one of the region's largest population gainers during that timeframe.

Fruitland Park and Umatilla also recorded impressive growth, highlighting the increasing appeal of communities throughout the county. Buyers are increasingly exploring areas that offer a balance of affordability, outdoor recreation, and access to major roadways while still maintaining a small-town atmosphere.

As more employers, retailers, healthcare providers, and service businesses expand into these communities, their attractiveness to new residents is expected to continue increasing.

Why Lake County Is Growing Faster Than Much of Central Florida

Several factors are contributing to Lake County's rapid population growth.

First, housing opportunities remain more attainable compared to many neighboring markets. Buyers often find newer homes, larger lots, and expanding master-planned communities at price points that may be difficult to find closer to Orlando's urban core.

Second, ongoing infrastructure improvements have enhanced connectivity between Lake County and surrounding employment centers. Improved roadway access has made commuting more practical, allowing residents to enjoy suburban and semi-rural lifestyles without sacrificing convenience.

Finally, quality of life continues to play a major role. Lake County offers abundant lakes, parks, trails, recreational amenities, and a growing collection of dining, shopping, and entertainment options that appeal to a wide range of buyers.

What This Means for Homebuyers and Sellers

Population growth often serves as an important indicator of long-term housing demand. As more people relocate to Lake County, demand for both resale homes and new construction communities is expected to remain strong.

For sellers, increased buyer interest can create favorable market conditions and greater exposure when properties are properly priced and marketed. For buyers, understanding which communities are experiencing growth can provide valuable insight into emerging opportunities and future development patterns.

Whether you're considering a move to Mascotte, Minneola, Clermont, Leesburg, or another growing Lake County community, the area's continued expansion demonstrates why so many people are choosing to make this part of Central Florida their home.

As growth continues to reshape the region, Lake County is proving that it is no longer simply neighboring Orlando's expansion—it is helping lead Central Florida's next chapter.
