Honoring Hispanic Heritage Month: Celebrating Hispanic Homeownership
As we come together to commemorate Hispanic Heritage Month, we take a moment to reflect on the incredible achievements and contributions of the Hispanic community. Among the many milestones worth celebrating is the remarkable growth of Hispanic homeownership, a testament to the dedication and resilience of this vibrant community.

Recent years have witnessed an inspiring trend, with Latinos leading the way in continuous homeownership gains for the past eight years. In 2022 alone, Hispanic homeowners added an impressive 349,000 properties to their portfolios, increasing their ownership rate to nearly 49 percent.
At Aponte Group at Compass, we're deeply honored to be a part of this journey. We've had the privilege of witnessing firsthand the unwavering determination of our Hispanic clients who view homeownership as both a personal milestone and a smart business venture. Multi-unit properties, in particular, have become a symbol of empowerment, where becoming a first-time homeowner also means becoming a business owner.
In the spirit of celebrating Hispanic Heritage Month, let's explore five key trends identified in the National Association of Hispanic Real Estate Professionals’ (NAHREP) 2022 State of Homeownership Report, shedding light on the dynamic landscape:
- Higher Income and Education Levels: The Hispanic community in the U.S. has made significant strides in education and income, contributing to a 66 percent labor force participation rate. This surge in education and earning potential has not only fueled homeownership for personal residence but also sparked interest in investment properties. Nearly half of top-performing Latino agents have reported an uptick in investment property acquisitions by Latino buyers.
- Youthful Homeownership: Latinos are a notably young demographic, with a median age of 30, significantly below the national average of 38. This youthfulness, coupled with the rising cost of rent, has propelled many young adults towards homeownership. This trend has also led to an increase in multigenerational homes, as families come together to navigate the real estate landscape.
- Diverse Funding Approaches: Latinos are embracing various financing options to achieve homeownership. The use of tools like FHA financing has provided a smoother homebuying experience, particularly for those with lower credit scores or higher debt-to-income ratios. This inclusive approach has resulted in a significantly lower denial rate compared to conventional financing.
- Challenges of Access and Affordability: While Latinos have made significant strides in homeownership, there remain challenges related to access and affordability. Factors like rising home prices and interest rates pose hurdles for families in lower- and middle-income brackets. Additionally, representation in the real estate market remains an area of concern, with a need for increased diversity among real estate professionals.
- Driving Homeownership Growth: The growth of homeownership in the United States is increasingly diverse, with various communities contributing significantly. Latinos, in particular, have played a crucial role, accounting for a substantial portion of this growth. Estimates suggest that between 2020 and 2040, Latino households are projected to contribute to 70 percent of this positive trend.
