In 2024, Florida’s market saw big changes. At the start of the year, there were just under 66,000 single-family homes available, with a median price of $519,000. By year’s end, inventory had increased by 34% to over 88,000 homes, while the median price dropped 5% to $492,995. Homes also took longer to sell, averaging 84 days on the market, up from 70 in January.
Nearly 40% of homes required a price cut before selling, and the Market Action Index (MAI) dropped from 36 to 30, marking a shift from a seller’s market to a buyer’s market across the state.
